This suite of module harnesses the core take-off and costing functions of the system to deliver a truly flexible yet powerful and easy to use system for the house building surveyor and land manager. CIT House Builder software covers the land through to commencement budget stages of the house building process for open market sales and mixed tenure developers.
CIT provides definable library frameworks for standard and non-standard dwelling types (houses/flats), and for all related site infrastructure costs and fees. It also allows house builders to define a core resource sets complete with all associated procurement and financial cost reporting structures. Templates can be defined and grouped by tenure & dwelling types, and all associated attributes for that template captured (GFA, frontage, No of habitable rooms etc..). The template administration module also allows rendered graphics to be associated to dwellings to enhance and speed the appraisal and site cost development.
The scheme costs can be broken down by dwelling/plot, site infrastructure cost heads and fees elements and priced at any level of detail. All cost adjustments are tracked in the system to report non-standard and specification adjustments. Costs (from the take-off/estimating suite) are available to the land manager, and can be seamlessly fed into the land model at their control.
The land module captures and models all known cost and income factors to drive a residual land value figure (as well as a number of other key decision metrics [financial, density, land mix and tenure statistics]). This model includes the ability of defining and modelling build, sales and interest rates to arrive at the optimum profitable mix. The integral cash flow calculates (amongst others) the cost of borrowings, peak borrowings, WIP and break even points.
